Makakilo climbs the ridge above Kapolei, and the elevation is the product. Lower Makakilo is older and closer to the highway; Kahiwelo, Highpointe and the upper subdivisions sit high enough to catch the trades all day and look down the whole leeward coast. Buyers who found the ʻEwa plain hot and flat usually end up here.
It trades thinly. Only a handful of single-family homes closed in July, so the monthly median below swings hard and should not be read as a trend — the year-to-date figure beside it is the number to trust. Ask us for the last six months on your specific subdivision instead; on a market this small that is the only comparison that means anything.
Two practical notes. The drive is real, and the H-1 merge at Kapolei is the part people underestimate. And the upper subdivisions are newer, which usually means an HOA with genuine rules — read them before you fall for the view.
The numbers
What Makakilo actually did in July 2026
Single-family homes and condos move on different clocks, so they are reported separately. A dash means the report recorded no closed sales that month — not a figure we are missing. And read the closed-sales row before you read any percentage above it: in a month with only a handful of sales, a change of several hundred percent is arithmetic rather than a trend, which is what the year-to-date rows are there to settle.
