The site is informational

Everything here — listings, neighborhood guides, market figures, the affordability calculator, the journal — is published to inform. It is not an offer, and it does not create a client relationship, an agency relationship, or a duty owed to you by anyone on the team. Filling in a form does not make us your agent either. Representation on Oʻahu begins with a written agreement, signed by both sides, and nothing on this site substitutes for one.

Using the site does not commit you to working with us, and it does not commit us to working with you.

About the listing data

Listing information on this site comes from a multiple listing service feed and is refreshed periodically. It is deemed reliable but is not guaranteed, and it is not a complete or authoritative picture of the market at any moment.

• A listing may be under contract, withdrawn, or sold before this site reflects it, and its price, taxes, fees, square footage, lot size, year built, school assignment, and land tenure may be wrong or out of date.
• Some listings cannot be shown here in full, or at all, because the listing brokerage has restricted how they may be displayed on the internet. Absence from this site does not mean a home is not for sale.
• Listings held by other brokerages are marked with the listing brokerage’s name. We do not represent those sellers and cannot answer for their listings.
• Photographs and listing descriptions belong to whoever produced them and are used here under the terms of the MLS feed. Do not copy them off this site.

Verify anything that matters to your decision — square footage, tenure, fees, permits, boundaries, flood and lava zones, short-term-rental eligibility — against the primary source, and inspect the property. Ask us and we will help you get to the primary source.

Not legal, tax, or financial advice

Nothing on this site is legal advice, tax advice, financial or investment advice, an appraisal, a loan quote, a payoff statement, or an insurance quote, and no one on the team is licensed to give the first four. The affordability calculator, Home Value estimate, Home Equity estimate, and extra-principal scenario are rough estimates built on stated assumptions and on information that may be incomplete or out of date.

Home Equity shows gross estimated equity, not cash you would receive in a sale. It does not subtract commissions, seller closing costs, taxes, liens we do not know about, mortgage payoff fees, repairs, concessions, or other transaction expenses. A projected mortgage balance can drift from the servicer because of payment timing, skipped or extra payments, fees, escrow, mortgage insurance, recasts, modifications, refinances, adjustable rates, draws, or servicer corrections. The servicer’s current principal balance and official payoff statement control.

An extra-principal scenario assumes the selected amount is applied to principal every month under the loan details shown. It does not check your note for prepayment restrictions, recalculate escrow or mortgage insurance, or decide whether paying extra is appropriate for you. Confirm payment instructions and loan terms with the servicer or lender before acting.

For a number you can rely on, talk to the right licensed professional: a lender for financing, an attorney for legal questions, a CPA or tax adviser for tax consequences, a licensed appraiser for value, and an insurance agent for coverage. We will happily point you at people who do this work.

Accounts

An account is free and optional; it saves your searches and favourites and emails you matches. Sign-in is by one-time link sent to your email address, so keeping that email account secure is what keeps yours secure. Do not share sign-in links, and tell us if you think someone else has used your account.

Give us accurate information when you create an account, and keep it current — an out-of-date email address means the alerts you asked for stop arriving. We may suspend or remove an account that is being used in breach of these terms, or remove a saved search that is generating abusive load.

What you may not do here

• Scrape, crawl, harvest, or bulk-download listing data, photographs, or contact details, or use an automated process to do it. The MLS feed is licensed to us and this is the term that licence turns on.
• Republish, resell, or syndicate listing content from this site.
• Submit a form with someone else’s contact details, or a phone number you are not entitled to consent for.
• Interfere with the site or try to get at any part of it, or any account, you were not given access to.
• Use the site to discriminate, or to seek help doing so. Every home on this site is offered on an equal opportunity basis, and we will not assist a request that turns on race, colour, religion, sex, sexual orientation, gender identity, familial status, national origin, ancestry, age, marital status, disability, HIV infection, or any other characteristic protected by federal or Hawaiʻi fair housing law.
• Use the site for anything unlawful.

Who owns what

The site’s design, its written guides and journal articles, and The Ulu Team and Keller Williams names and marks are owned by their respective owners and are not yours to reuse. You may read, print, and share a page for your own non-commercial use, and quote a short passage with a link back. Anything beyond that needs our written permission.

Listing photographs and listing remarks are the property of the listing brokerage or the photographer, not ours to license to you. If you believe something here infringes your copyright, contact us with enough detail to find it and we will look into it.

Links and services we do not run

This site links out, and it loads maps and other services from third parties. We do not control those sites or services, we do not endorse everything on them, and their terms and privacy practices are theirs rather than ours. Following a link is your decision.

Restaurant names, ratings, review counts, addresses and photographs in a neighborhood guide are Google Maps content, not our reviews or endorsements. A restaurant appears only when Google currently returns it as operational, rated exactly 5.0 and carrying a photo; that information can change at any time.

Your use of Google Maps content is also subject to the Google Maps Platform Terms of Service, and Google processes information as described in its Privacy Policy.

Disclaimers and limits

The site is provided as it is and as it is available. To the fullest extent the law allows, we make no warranties about it — not of merchantability, fitness for a particular purpose, non-infringement, accuracy, or uninterrupted availability. We do not promise the site will be free of errors or that faults will be fixed by a particular time.
