Waikīkī is almost entirely a condo market. The July reporting area recorded no single-family sales and hundreds of active condo listings, so buyers have real choice — but two units with similar square footage can still be completely different purchases.

Start by identifying the building’s actual use and ownership structure. Confirm fee-simple or leasehold tenure, residential or resort zoning, short-term rental eligibility, hotel-pool obligations, maintenance fees, reserves, insurance, parking and lender requirements before comparing finishes or views.

Then look outside the unit. A protected ocean view, a usable lanai and a quieter block can hold value differently from a renovated interior facing future construction. In Waikīkī, the building and the view corridor usually matter more than the remodel.

Single-family homes and condos move on different clocks, so they are reported separately. A dash means the report recorded no closed sales that month — not a figure we are missing. And read the closed-sales row before you read any percentage above it: in a month with only a handful of sales, a change of several hundred percent is arithmetic rather than a trend, which is what the year-to-date rows are there to settle.
