The Waiʻanae Coast is not one market. Nānākuli and Māʻili sit closer to Kapolei and carry more commuter-focused inventory; Waiʻanae and Mākaha stretch farther north, where the mountain and ocean shape daily life and the housing ranges from older single-family homes to condos and larger, rural-feeling parcels.
The price gap between houses and condos is unusually wide here. In the July figures below, the Mākaha–Nānākuli reporting area recorded a $690,000 single-family median across 13 sales and a $202,500 condo median across 14. Those are different property types and ownership experiences, not interchangeable versions of the same purchase.
The tradeoffs are concrete. Farrington Highway is the continuous route along the coast, and the run to town can exceed an hour in traffic. For any property near the water or in older housing stock, verify flood and coastal exposure, insurance, wastewater, permits, and land tenure for that exact parcel before treating the price as the whole cost.

What Waiʻanae Coast actually did in July 2026
Single-family homes and condos move on different clocks, so they are reported separately. A dash means the report recorded no closed sales that month — not a figure we are missing. And read the closed-sales row before you read any percentage above it: in a month with only a handful of sales, a change of several hundred percent is arithmetic rather than a trend, which is what the year-to-date rows are there to settle.
