Kāhala, Black Point, Waiʻalae Iki and Hawaiʻi Loa Ridge are Oʻahu’s old money, and they behave nothing like the rest of the island. Nine single-family homes closed in the area in July. At that volume there is no such thing as a market rate — there is what a specific house on a specific street is worth to a specific buyer.
Everything runs slower and softer here than in the mid-market. Homes take weeks rather than days to find a buyer and close below where they were first listed, which is the opposite of what is happening in Kaimukī or ʻAiea. That is not weakness; it is what a market looks like when nobody has to sell and nobody has to buy.
The work on this side is due diligence rather than speed. Shoreline setbacks and erosion on the beachfront blocks, leasehold history on a handful of parcels, and the gap between an assessed value and a defensible one. Bring an appraiser who works this market, not one who works the island.
