Pearl City and ʻAiea sit on the hillside above Pearl Harbor, which buys them two things the west side cannot: a genuinely short run into town, and elevation. ʻAiea Heights, Newtown, Royal Summit and Pacific Palisades climb far enough up to catch the breeze and look out over the whole harbor.

It is the most competitive market on this list. July closings came in above original list price — the whole area, on average, sold for more than sellers first asked — and the median house went under contract in under two weeks. Buyers who treat this as the affordable alternative and shop it slowly lose houses here.

Much of the housing is 1960s and 1970s tract stock, which means the condition spread is wide and the renovated ones are worth the premium they ask. Check for permitted additions specifically; the enclosed-carport-turned-bedroom is close to a regional tradition.
