Ala Moana is not one condo product. Older concrete towers around Kapiʻolani Boulevard sit beside newer luxury buildings closer to the park, and the spread in fees, parking, views and condition is wider than the distance between them.
Start with the building, not the kitchen. Confirm fee-simple or leasehold tenure, current maintenance fees, reserves, insurance, pending assessments, parking, and whether the view can be built out. Those items change both the real monthly cost and the resale pool.
