National index, adjusted for points; not an APR, zero-point quote, or Hawaiʻi lender offer.
Low-down-payment programs have eligibility requirements. High-balance and jumbo pricing may differ from the national conforming benchmark.
Use two quotes from the same lender: without points and with points. Points do not buy a fixed rate reduction. This models a permanent buydown, not a temporary 2-1 subsidy.

Payoff in 30 years, 0 months.
Assumes the same fixed rate and extra payment every month from the first payment. Taxes, insurance and fees are separate.
Closing costs and prepaids start at 0 and must be entered for a fuller cash estimate. Subtotal is before earnest-money deposits and approved credits.

Includes down payment, cash-paid upfront fees, points and entered closing costs/prepaids. Before deposits and credits; not final cash to close.
Oʻahu Home Search and The Ulu Team do not provide a Loan Estimate, rate lock, credit decision, or guarantee of payment through this tool. Rates are national benchmarks or your inputs, not APRs or personalized quotes. Actual rates, points, loan limits, fees and eligibility depend on your lender, credit, income, occupancy, entitlement, property and appraisal.
Models fixed-rate purchase financing for a one-unit home. FHA rules shown are standard forward-loan rules, not Hawaiian Home Lands or other special programs. VA/FHA selection does not establish eligibility. Taxes, insurance, HOA fees, ground rent and assessments may change; omitted or zero costs are excluded. FHA MIP is a year-one estimate and can change; conventional PMI cancellation is subject to lender and servicing rules. Upfront cash is a subtotal, not a closing disclosure. Verify all terms, costs, coverage and credits with a licensed lender, insurer and escrow professional before making a financial decision.
