If you have been waiting around for a massive drop in home values to make a move on O‘ahu, the latest numbers suggest you might want to adjust your expectations. We saw very minor, subtle drops in median sales prices across the island, but the underlying demand remains rock solid.

Single-Family Homes: The median sales price for a single-family home on O‘ahu dipped slightly by 1.7% year-over-year, coming in at $1,150,000.

Condominiums: The condo market experienced a similarly minute decrease of just 1.0%, bringing the median price exactly to $500,000.
What is truly remarkable about the April 2026 data is how fast homes are changing hands. Even though overall sales volume was down slightly—with single-family home sales dropping 4.6% and condos down 4.3% compared to last April—properties are flying off the market faster than they did a year ago.
The median days on market for a single-family home dropped from 29 days down to just 24 days. On the condo side, properties went from a median of 43 days on market down to 38 days. Sellers are still securing 98.3% of their original asking price for standalone homes, meaning well-priced inventory is snatched up almost immediately.

Right now, the single-family home market is seeing massive action in the $900,000 to $1,099,999 price range, which recorded a whopping 37.8% uptick in closed sales year-over-year. For many local families, this remains the sweet spot for finding a house with a bit of a yard.
Meanwhile, the condo market is experiencing a two-pronged surge. First-time buyers and investors pushed sales in the affordable $400,000 to $499,999 range up by 26.9%. On the higher end, condo luxury sales between $1,000,000 and $1,999,999 skyrocketed by 50.0% compared to last April.
The Inventory Squeeze Meets Growing Demand
The real reason properties are moving so quickly boils down to simple island geography and math: our inventory is shrinking. O‘ahu has finite space, and right now, fewer homeowners are putting up the "For Sale" sign.
New listings for single-family homes slipped by 4.1%, leaving total active inventory down a staggering 12.2% at just 707 available homes across the entire island. The condo sector took an even larger hit, with new listings falling 18.0% and leaving active inventory down 6.3%.
Yet, even with fewer options on the table, buyers are writing contracts. Pending sales—which measure properties currently in escrow—actually rose by 1.5% for single-family homes and hopped up 8.0% for condos.
